Goodman Real Estate – Breezeway & Sidewalk Pressure Washing

Project Overview

Goodman Real Estate (GRE) partnered with us to restore the look of their newly constructed multifamily property in Tacoma, WA. With new tenants scheduled to move in, the breezeways, sidewalks, and patios were covered in paint overspray, construction grime, and rust stains that couldn’t be cleaned with regular tools or labor.

The job required advanced pressure washing services using a combination of soft washing, specialty chemicals, and commercial pressure washers—all while keeping water out of nearby units and working around an active construction site.

What the Client Needed

GRE needed a professional pressure washing company that could:

  • Remove paint stains from fresh concrete without causing surface damage
  • Safely eliminate rust and mineral deposits that formed during construction
  • Clean multiple breezeways, sidewalks, and patios across the property
  • Work in phases over six months as buildings were completed
  • Prep all walkways and common areas before tenants moved in

They had tried other methods without success. Paint and stains were set deep into the concrete, and time was running out.

Our Approach

We designed a cleaning plan that focused on safe chemical treatments and low-pressure soft washing to protect the new surfaces:

  • Used F9 Barc for deep rust and battery stains
  • Applied F9 Efflo to tackle tough mineral and calcium deposits
  • Mixed sodium hypochlorite with surfactants to lift organic buildup
  • Used a softwash system and pressure washers for a full clean
  • Created a water management system to protect units and landscaping
  • Cleaned one building at a time based on GRE’s timeline

This pressure washing project was carefully phased, with each area fully cleaned, treated, and prepped for new tenants—without delays or damage.

The Final Result

The transformation was dramatic. Surfaces that were once covered in paint and stains were now spotless and tenant-ready. The sidewalks and breezeways looked brand new.

GRE was extremely happy with the final result, noting that they couldn’t have done it without commercial-grade equipment and a professional pressure cleaning team.

The work not only improved the appearance of the property but also protected their investment by properly treating the concrete before move-ins.
